5.Elevator

Overview

Annual a safety inspection of your elevator must be performed, the Department of Buildings (DOB) has jurisdiction over building elevators.  

5.1.1. Scheduling

Inspection to be scheduled with the Elevator Company and 3rd Party Witness, not affiliated with the elevator company performing the test.  We recommend scheduling the inspection three (3) months in advance of deadline.  

5.1.2. Inspection

The inspection typically last 2 hours per elevator cab. Residents should be advised in advance of service interruption. Inspection and test include tests of all safety devices (no-load test), all cables used for suspension, compensation and governors, the entire hoistway, clearances, alarms, communication devices and emergency lighting, and general housekeeping of the machine room, pit, and top of the car. 

5.1.3. Filing

The CAT 1 inspection test results must be filed, except as otherwise provided by the commissioner, January first through December 31st of each year.  

Test report for must be submitted within 60 calendar days of the date of inspection. If defects are noted in the report, the defect is to be corrected within 120 days of the date of inspection and an Affirmation of Correction (ELV-29 form) filed within 60 days from the date the defect is corrected. 

Late filings of inspection and test reports and/or untimely filings of affirmations of correction shall be accepted by the department as filed upon payment of the appropriate civil penalties.
