15.5. Visual Inspection

Overview

As mandated by FDNY monthly visual inspections to assess the condition of gauges, pre-action, and deluge systems or wet pipe system gauges. The inspection checklist should include:

  • Wet pipe systems
  • Dry pipe systems
  • Deluge systems
  • Pre-action systems
  • Fire pumps
  • Standpipes
  • Fire hydrants

15.5.1. Scheduling

Often times the licensed sprinkler company schedules the inspection with the onsite superintendent. However, the building owner must ensure the inspection is performed each month and access is provided. 

15.5.2. Inspection

Fire sprinkler system is required to be inspected every month in order to ensure that it's in immediate working order. The technician goes through an extensive checklist for every aspect of the sprinkler system and will promptly repair or replace any parts that aren't working properly. Being in compliance will also protect the building from costly fines from the FDNY.
